A Notary Public is an official of integrity appointed by state government — typically by the secretary of state — to serve the public as an impartial witness in performing a variety of official fraud-deterrent acts related to the signing of important documents. These official acts are called notarizations, or notarial acts. Notaries are publicly commissioned as "ministerial" officials, meaning that they are expected to follow written rules without the exercise of significant personal discretion, as would otherwise be the case with a "judicial" official.
An apostille is a certificate that a document has been signed by a public official, such as a notary, and that it is genuine. The certificate is then attached to the document to verify its authenticity. Apostilles are commonly used for documents such as birth certificates, marriage certificates, and court judgments. In order to obtain an apostille, the document must first be certified by a designated official. Apostilles are used for documents that will be used in another country, so that the receiving country will recognize the document as valid.
A Notary Signing Agent is a Notary who is specially trained to handle and notarize loan documents. For lenders, Notary Signing Agents are the critical final link to complete the loan. A Notary Signing Agent is hired as an independent contractor to ensure that real estate loan documents are executed by the borrower, notarized and returned for processing on time. Completing this critical part of the loan process enables the loan to be funded.
Remote Online Notarization, or RON, is the use of audio/visual technology to complete a notarial act when the principal is not in the same physical location as the notary public. A remote notary is a legally commissioned notary public who is authorized to conduct notarizations over the internet.
